The quiet but ever evolving neighborhood of Bluff Park is home to many people in various stages of life. Drive down Valley Street, just past Bluff Park United Methodist Church, and one will find several lots being built on by PWP Properties. The once woody area has been cleared, and new home construction is underway. Two homes are underway with lots still available.
Heading toward Simmons Middle School on Patton Chapel Road, a large amount of land is being cleared and prepared for a garden home subdivision. The new homes are being built by Signature Homes. Construction also includes a cut-through road that is across Patton Chapel from the site of the new home.
Several months ago, the sounds of bulldozers and earth movers were heard as construction on a new town home subdivision got underway. Gwen Brannum, a Sales Associate with RealtySouth, saw potential for the land early on. “I received information about the availability of the property on Tyler Road, which had recently been rezoned for town homes. I took the idea for the development to a builder and asked him to look at the potential and see if he thought the development would work. He talked with another builder and his partner and saw potential, so they made an offer on the property,” Brannum said.
The once wooded area next to Minerva's and CVS pharmacy on Tyler Road is now cleared and paved for the new Tyler Crest town home development to begin. “Interest has been excellent, and I would expect the activity to continue to be brisk. I have had calls and interest from young professionals to retirees, families wanting the Hoover school system. Its really been a wide spectrum of buyers,” Brannum says.
The town homes will take 3 to 4 months to complete once a unit is under construction. There will be 32 town homes in all consisting of 1 level, 1 1/2 and 2 story plans from which to choose.
Town homes are ideal for the first-time home buyer, or someone looking to downsize, because the owner actually owns the lot and the structure, unlike renting an apartment.
Whether one is looking for a new town home or a new house, Bluff Park is growing in the area of new construction that is popular with young professionals starting out or retirees wanting to downsize. There are many new options for buyers looking for convenience to downtown, UAB, Samford, or major highways, yet these options still offer the traditional quiet and close-knit neighborhood that Bluff Park enjoys.
