Am I the only resident that did not receive notification that the new owner of 320 Park Ave is asking the city council for permission to break up that property into 2 lots.  The street front on this lot is not wide enough for two houses, unless you set one behind the other.  That was the case just a few doors down  on the other side of the street.  A huge house was built behind the little white house and now the people are moving out.  The lot size in Bluff park is a plus and I hate to see subdividing of lots to fit more houses.  By the way, we offered full price on the property when it went up for sale because we did not want to see the lot split up.  From what I understand the proposal is to go in front of the city council tomorrow night.  Thank you to my neighbor who made sure I was aware of the proposal.

I don't know how the notification process works, but I can cite an example, based on personal experience.  10+ years ago we lived (rented) in a house on Park Avenue.  We've since moved and own our own home in Bluff Park.  Anyway, our next door neighbor wanted to move their shed about 10 feet from the location where it was.  The only way they could move it is we didn't object, which meant going to a meeting.  Since it was so long ago, I don't remember if it was a council meeting or some other type of meeting.  The point is, though, nobody else received this notice except for us and perhaps the people on the other side of the home that wanted to move their shed.  We didn't object, so they moved their shed (you would think that if you wanted to move your shed, you could move your shed without getting your neighbors permission - but that's a topic for another time).
 
So is it possible that only the next door neighbors to the home that wants to split received the notice you are referring to, AND, is is possible that only THEY have the ability to object to the breaking up of the one lot into two?  
 
We do have some pretty good size lots in Bluff Park.  I sometimes drive past some of the new subdivisions that have yards the size of postage stamps and wonder what the appeal is.  Then I go out and cut my yard using a push mower it it begins to come back to me after almost an hour of mowing.

City info I got on this property..
It is one piece of property. It will be split into TWO lots.   It is with in limits of E-2 zoning  
and can be split down the center to have 2 lots.

Once again... Greed rears its smelly head.  I thought there was a recession...  just who's buying all these frickin new houses they are putting up?  And, after working in the residential construction industry for the last 5 years, I can assuredly say, that new houses are build very crappily... even the expensive ones.

We recently received another notice of a Hoover zoning request, this time to split ANOTHER lot.  This one is directly behind our house, on Pioneer Lane.  What is wrong with just keeping large lots?  The housing market is so sluggish, it seems like a bad time to try to build new houses anyway.

Is it a privately owned lot? or does a real estate company own it?
I split and sold a lot years ago, had to ready it for a septic tank and then I could put it up by owner.

I am just curious, if you offered full price, why didn't you get it?

Just my 2 cents on lots being purchased and split for new houses. I have been reading in other threads on this forum some concerns folks are having about whether Bluff Park is headed toward an uptrend or downtrend. I know people hate to have large lots split and houses built on them especially if you live next to or near the lot. But, having builders/developers come in and do this is a good sign.  For the most part, builders are not going to take the chance and build new houses in a neighborhood unless they feel it is a desirable location. A prime example is Homewood over the last 10 years. Many of the larger lots in Homewood were split and new houses built and everyone's property value went up exponentially. I realize the Homewood housing market has cooled some (like everywhere) but the values in Homewood are still much higher than when the development first took place and higher than Bluff Park. I would much rather see new construction on split lots than old run down houses people can't sell and end up renting.  I think in the long run the whole neighborhood  will be better off for it.

In response to why we did not get the property on Park, we offered full price, no contigencies. The offer accepted by the trustee must have been full price, cash offer.   Our mistake.  Both of these split properties are privately owned. The pioneer lane house has recently updated and wants to split a portion off.

If you ask me, builders coming in is NEVER a good thing.  I worked in the residential construction field for 3 years and the crap they build now is trash, even the expensive builders such as Signature.  Squeezing as many houses as you can on the land is terrible, unless you are the greedy one selling.
 
Just look at the crap houses behind the Pig... what wonderful workmanship... the cheap siding was warping before they could even get the homes finished.

A builder coming in and splitting a lot into 2 is a little different than a developer clearing a large parcel and building 60 garden homes. Any builder who spent the kind of money he had to purchase those lots is not going to put up a 1800 sq ft garden home. I agree that the large home building companies build crap but that's not who is building these. They wouldn't waste their time on a couple of lots. Trust me, it's a good thing to have some new homes built in the area. The new houses built on Valley Street are pretty decent and I foresee something similar. I have renovated a couple of older homes in our neighborhood and believe me when I say that older homes were not necessarily built great either.

so, now your an expert in home construction materials. I suspect you're very unhappy about where you live and quite possibly, a little jealous that you don't own one of those homes.

just had a friend go look at 335 park...it sounds like it's on a split lot too..she said it was right in someone's backyard....loved the house online, but didn't even want to look once they saw how it was sharing a lot
 
not such a good idea afterall....

Yourclueless... why would I be jealous of poorly built houses?  I am no expert but I do have eyes and I do know the workmanship in homes QUICKLY erected by companies like the one that build those homes is nothing to compare with the workmanship of home erected 30 years or more ago.  You cannot tell me that the siding on those homes looks good.  If you do, then you are not being truthful.  The materials that go into some of these slapped up homes is really cheap... hollow doors, mdf baseboards rather than wood, sprayed stucco walls, etc.
 
Some people don't want "new".  I am one of those people.  I would choose old over new any day.  I collect antiques, vintage clothing, vintage cars, vintage books, and vintage linens.  I would definitely be spending less money if I wanted "new".
